Fall 2026 gameplan

Moving Up or Moving Here? Your Fall 2026 Game Plan

October 13, 2026•3 min read

Mortgage rates just hit their highest level in nearly three years, and yet this fall may be one of the better windows in a while to trade up or relocate to the Philadelphia area or Delaware. Why? Buyers finally have more choices and less competition. Here's what the numbers say and how to use them.

Where things stand

Freddie Mac's 30-year fixed rate averaged 7.40% on October 8, up from 6.30% a year ago. That stings. But here's the other side of the story from Bright MLS for the Philadelphia metro in September:

  • Active listings are up 19.6% from last year

  • New pending sales are down 10.7%, so fewer buyers are competing with you

  • The median sold price is $400,000, up a modest 2.6%

  • Homes still go under contract in a median of 16 days

Translation: more choices, less competition, and more room to negotiate. The well-priced homes still move quickly, so preparation matters.

If you're a move-up buyer

Here's what the rate change means in real dollars. On a $500,000 home with 20% down, principal and interest is about $2,770 a month at 7.40%, versus about $2,476 at last year's 6.30%. That's roughly $294 more each month.

The good news: you probably have something most buyers don't, which is equity. A few ways to put it to work:

  • Price your current home to sell, not to sit. With inventory rising, buyers have options. Sharp pricing and good presentation get you to the closing table faster.

  • Ask for seller credits. With homes sitting a bit longer, many sellers will help pay for a rate buydown or closing costs.

  • Plan your timing. Buy first, sell first, or a contingent offer: each has trade-offs, and we can map out the one that fits your finances.

If you're relocating

Whether you're coming from New York, New Jersey, or farther away, the Philadelphia region and Delaware offer a lot of value. A few things worth knowing:

  • Delaware has no sales tax, and its average effective property tax rate is about 0.54%, ranging from 0.31% in Sussex County to 0.72% in New Castle County.

  • You can compare both states with one agent. I'm licensed in Pennsylvania and Delaware, so we can weigh a Philly rowhome against a Wilmington suburb or a beach-area home side by side.

  • Get local lender pre-approval early. A strong local pre-approval makes your offer competitive even when you're shopping from out of town.

The bottom line

Higher rates are real, but so is the shift in your favor at the negotiating table. The buyers who win this fall are the ones with a clear plan.
